ok so I spoke to the contractor (project engineer/manager)

so we got to the bottom of things

1> Thoes 2 vent pipes, SHOULD have been capped off or wired into an external vent
but looks like on 2 house inspections it was missed, and the sewer gas that came out has been happening for years. They are gonna cap it off and resolve it

2> Drain, apparently, as long as there is a primer line, that is too code, there is a p-trap in,it, as that'show I see the water

3> There going to fit a back valve, to stop sewage from backing up in case of an issue (not mandatory 15 years ago)

4> Fit a sump pump and underfloor drain system

5> Wall up the HVAC and heaters into it's own room included in with the laundry

6> Also there should have been a "sheet" of some description UNDER the water tank to stop condensation from the concrete forming under the heater and rusting it out
so there gonna slide something under there as well

I'm impressed with the contractor, he knows his stuff.

The basement is going to be a party room, so I'm getting the electrics for my DJ setup
looking for a 4k TV and some lighting

I think I'll get some pics and video's on line
